I called Friendly Financial Services to help me in my foreclose. They are too urgent to get paid up front. I asked them if they could grantee success. I didn't get a yes or no but they did say they would give me all but $500 back if they couldn't help me. I'd like to know any exspirence with this company and how was it.

Johnny,
"They are too urgent to get paid up front. I asked them if they could grantee success." Your profile doesn't say what state you are in, but all state regulators agree that the demand for upfront fees and urgent sales pitches are a RED flag.
Please do a tag search for "loan modification" and read up on the responses to other loan mod questions.
Have you tried calling a HUD-approved nonprofit housing counselor? You can speak with a certified counselor by calling 888-995-4673. They can evaluate your housing options, open lines of communication with mortgage lenders, negotiate a loan modification, and help you with household budgeting, all at no cost.
The California Attorney General's press release on "forensic loan audits" is posted here on TrustLink under New Scams.
For more info on loan modification, check out the LABBB's Facebook page at:

Good luck, the loan mod journey is not an easy one.
